Getting A Mortgage With Friends

By Benedict Rohan Property prices for even the smallest apartments are beyond the reach of many first time buyers nowadays. As a result, more and more people are clubbing together with friends to share a mortgage and ownership of a property. Its a very good way to get on the property ladder, but as such arrangements are never normally for life and one or more party will inevitably want to sell eventually, the fine details should be agreed clearly at the outset to avoid financial loss or the loss of friendships. The terms of a joint ownership mortgage are no different from a standard mortgage. Regardless of the amount of deposit that each person pays or the salary that they are earning, each shares equal liability for making the mortgage repayments as far as the mortgage lender is concerned. So if one person stops making repayments, the others will have to cover their share to ensure that the full repayment amounts are paid. Its up to the joint owners to decide how they will divide the mortgage repayments and ownership of the property between themselves. Clearly, a legal agreement is the best way to ensure that everyone understands their rights and responsibilities. This isnt a sign of mistrust, its simply a guarantee of protection for everyone. Although not compulsory when taking out a joint mortgage with friends, its certainly wise to do so. It wont cost much to have one drafted up by a solicitor. In fact so many people are taking out mortgages in this way that some mortgage lenders provide specially tailored joint ownership mortgages that include the drafting of a legal agreement. Although the mortgage calculation is based on the sum of everyones incomes combined, the mortgage lender doesnt give people different sizes of share in the mortgage or property. How much each person contributes towards the repayments is up to the joint owners to decide. It doesnt have to be directly related to each persons salary. This should be set out in the written agreement. It can become more complicated in circumstances where individuals have put down different deposit amounts. However, again its up to the joint owners to decide how they want to divide the shares in ownership and in the mortgage. If theres only a small difference in the amount of deposits paid by everyone, it can be evened out informally by those who paid a smaller deposit making separate repayments to those who paid a larger deposit until their contributions are balanced out. Alternatively, you may decide that each person has their deposit amount returned to them upon the sale of the property before the remaining profit is shared equally among the joint owners. This tends to work best in circumstances where the deposit amounts are low. A common agreement for joint owners who have paid different deposit amounts, particularly if they are a large sum, is for the share in the ownership of the property to be equal but for each persons deposit amount to be taken into account when calculating the mortgage repayments, so that those who put down smaller deposits have a bigger share of the mortgage. When it comes to one owner leaving or the property being sold, each persons share in the profit is determined by calculating their share of the current balance of the mortgage deducted from the current market value of their share. This is fairer than taking an equal share of the gain plus giving each person back their deposit amount, as those who have been paying more towards the mortgage as a result of their lower deposits will actually have been paying more towards the capital than those who paid lower monthly amounts because of their higher deposit. There are several different ways in which a persons circumstances may change, thereby affecting their share of the mortgage and property. The details of what will happen in such situations should be ironed out in the legal agreement. If for any reason one of the joint owners wants to leave, there are various possible options: the person keeps their share of the mortgage and property and rents out their room the person sells their share to the remaining owners who can then rent out the room if they wish the share is sold to a third party in direct replacement of the person leaving the whole property is sold and all parties leave. Insurance should be taken out as part of the legal agreement to cover situations in which people are unable to continue paying their share of the mortgage for a period of time, for example because of illness, injury, redundancy or death. For illness or injury, insurance cover will normally make their repayments for them for up to a year, and if the person is still unable to make repayments after this, their share of the property will almost certainly have to be sold. If one of the joint owners dies, life insurance will provide a lump sum to pay off the persons share of the mortgage, and, depending on the legal agreement drawn up, their share of the property will become part of their estate. Writing a will is a sensible precaution for ensuring that the deceaseds estate is distributed according to their wishes. There are other things youll need to agree such as whether third parties can live at the property, and if so, for how long. Youll also need to decide how youll split the fees for buying and selling the property. All of these issues should ideally be specified in the agreement, which is best drafted by a solicitor to ensure that its fair and legally binding and covers all eventualities. Checks In The Mail…………Or So You Thought

By Johnny May Imagine writing a check payable to Visa for $100, placing it in an envelope and walking it and various other bills to the mailbox at the end of the driveway for the letter carrier to pick up. Later, you receive a VISA statement showing payment past due and a late charge. Then later, you learn that the phone and utility company hadnt received their payments either. A visit to the bank reveals your check to Visa as well as the others, had been cashed, however, the dollar amount had been changed. Further investigation revealed the checks were made out to and cashed by an individual using false identification. How could this have happened? The criminals stole the mail from the mailbox and used a technique known as check washing. They erased the ink on the checks using chemicals found in common household cleaning products and increased the dollar amount payable to themselves under assumed names. According to the U.S. Postal Inspection Service certain parts of the country are seeing an increase in volume mail thefts, particularly in Phoenix, Arizona, and portions of California and Texas. Volume attacks occur when someone steals the mail from neighborhood delivery and collection box units, or from blue Postal Service collection boxes, postal vehicles or apartment house mail panels. Whats alarming is it only takes one stolen item- an outgoing bill, an incoming checking account statement- to give a thief the information he or she needs to steal your identity. The general public gives little thought to their mail. Most people perceive bills-incoming and outgoing- as having no perceived value. However, by stealing an outgoing bill payment or incoming credit card application, credit card replacement or newly printed checks, a thief can steal your identity. Thieves generally target mailboxes at the end or the beginning of the month when bills are paid. Some law enforcement officials have also noticed mail theft increases during the Christmas holiday season when cash mailings increase. The type of mailbox that you utilize can determine your vulnerability. Cluster mailboxes, such as the type found in new subdivisions and apartment complexes are attractive to thieves because one theft can produce numerous pieces of mail. Suburbs also get hit hard because they have rural type mailboxes on the street, which are easily accessed by someone driving a car or walking up and down the street. A red flag on a mailbox is an open invitation to identity thieves. In some areas, the increase in mail theft has been linked to methamphetamine addiction. The addicts steal mail to get checks and credit card account numbers to support their drug habits. It appears methamphetamine addicts have turned to mail and identity theft because they are non-violent and non-drug related crimes with lenient penalties. There is also less chance of apprehension. The following safeguards will help minimize your chances of becoming a victim of mail theft: Avoid sending cash in the mail. Use checks or money orders. Have your post office hold your mail while you are on vacation or absent from your home for an extended period if time. Remove your mail from the mailbox as soon as it is delivered if possible. Dont leave outgoing checks or paid bills in your residential mailbox. Take your mail to the post office or drop it in a U.S Postal Service mailbox. Also consider paying bills electronically, a lot of financial institutions now offer this option. Purchase a residential mailbox with a locking mechanism or install a mail slot to your existing door. Consider starting a neighborhood watch program to help keep an eye on mailboxes and report suspected mail thieves. Contact your credit card company immediately if your card has expired and you have not yet received a replacement or you do not receive your monthly billing statement. When you order new checks, do not have them sent to your residence. Pick them up at the bank instead. Or, have them sent registered mail so you have to sign for them personally. Shred or tear up canceled checks. If you need to save them, make sure you put them in a secure place. Dont leave gaps and spaces around dollar signs and numbers, as the least little space can give criminals room to change the amount. Also fill space in the payable to line. This can be accomplished by drawing a solid line in blank spaces. Consider ordering checks with extra security features that discourage tampering. Johnny R. Here is the way the process could work for less than $2.00 per client after the initial inquiry: 1) Receive inquiry for more information or freebie giveaway. 2) Send information or giveaway to potential client. 3) Follow up with a phone call to ensure they received the information or giveaway. Perhaps this could lead to a sale. But for those that don’t sell… 4) Send letter number 1 asking for their business. In letter number one, offer a compelling bonus or reason for acting on the first letter. For those that don’t sell… 5) Send letter number 2 asking for their business about a week from the first letter being received. In letter number two, offer a compelling bonus or reason for acting on this letter. For those that don’t sell… 6) Send letter number 3 asking for their business about two weeks from the second letter being received. In letter number three, offer a compelling bonus or reason for acting on this letter. For those that don’t sell… 7) Send letter number 4 asking for their business about two weeks from the third letter being received. In letter number four, offer a compelling bonus or reason for acting on this letter. For those that don’t sell… 8) Send letter number 5 asking for their business about a week after the fourth is delivered. In letter number five, offer a compelling bonus or reason for acting on the final letter. Use a big close to this letter…with all the benefits and such of the product or service clearly stated and why they need to act now. 9) One final phone call for one last effort with this product or service to offer. For those that don’t sell…don’t throw them away. Big mistake. Do you have an alternative, or lesser priced product to sell? Now is the time. But perhaps allow 30 - 60 days and start a mini marketing process for that list. This is a general, simple, and low-cost process for re - marketing to your inquiries. It takes 5 - 7 contacts before the typical client will consider your offer. Five letters cost about $2.00 to mail, and I guess if you factor in an envelope and the paper, your at $2.25 per inquiry plus phone time. You cannot get much better than that. Keep the envelope very simple, trying to avoid the “commercial mail” look. The letter is simple, at least use “Dear Friend” as a greeting…but personalizing the letter is even better and will increase response. The first few sentences of the letter are all you have to capture the attention of your reader. Once they start reading your letter though…you will need to keep “feeding” compelling reasons to continue reading it. Then, ask for the order with a focused call to action. The more focused and simple you make it for someone to order, the higher your response rate will be. But you must mail a minimum of 4 letters to make this work for you.
